At nearly 270,000 acres,
Tejon Ranch is the largest contiguous expanse of private land in California.
Its 422 square miles make it larger than the City of Los Angeles and about
40% the size of Rhode Island. The Ranch is located along Interstate 5,
approximately 60 miles north of Los Angeles and 30 miles south of
Bakersfield.

Tejon Ranch was founded in
1843 as a Mexican land grant. In the decades that followed, the Ranch grew
in size as additional land grants were purchased by TejonÕs founder, General
Edward Fitzgerald Beale, a historic figure in early California. The 270,000Ðacre
Ranch is now the principal asset of the Tejon Ranch Company, which was
incorporated in 1936. The CompanyÕs stock is traded on the New York Stock
Exchange under the symbol ÒTRC.Ó

In May, 2008, Tejon Ranch
Company reached agreement with five of the nationÕs largest and most
powerful environmental resource organizations on a comprehensive, ranchÐwide
conservation and land use plan. The agreement with the Sierra Club, Natural
Resources Defense Council, Audubon California, the Planning and Conservation
League and Endangered Habitats League, calls for the permanent conservation
of up to 240,000 acres of the Ranch. It also establishes and provides the
mechanism for funding a private conservancy that will work with Tejon Ranch
Company to manage the conserved lands. The agreement also opens the door to
significant public access to the Ranch and all parties have pledged to work
with the State toward the development of a new State Park. The environmental
organizations have also agreed not to challenge the RanchÕs development
projects on the remaining ten percent of its land.

Farming and ranching have
been the primary activities at the Ranch over the years and will continue
under the agreement, as will its hunting, filming, mining and oil production
activities.

Tejon RanchÕs development
projects are located in the western portion of the Ranch along existing
Interstate 5. Tejon RanchÕs business park, Tejon Industrial Complex (TIC),
is located near the junction of Highway 99 and Interstate 5, CaliforniaÕs
primary northÐsouth thoroughfare. Its 1,400 acres include both commercial
and industrial space. At buildÐout, TIC is expected to create more than
6,000 jobs, generate annual local taxes in excess of $5.5 million, and serve
as the source of significant economic opportunity for thousands of
California families.

In partnership with DMB
Associates, Inc., of Scottsdale, Ariz., Tejon Ranch is developing an
exceptional environmentally sensitive mountain resort community called Tejon
Mountain Village (TMV). A convenient 45 minutes from Bakersfield, one hour
from Los Angeles, and two hours from Orange County, Tejon Mountain Village
will be a remarkable place to live and/or visit. Its housing options will
include both clustered and estate homes, all in a beautiful natural setting.
TMV will also feature worldÐclass resort hotels, championship golf courses
and hiking and equestrian trails.

Tejon Ranch is also
partnering with three major homebuilders in the development of the
masterÐplanned self sustaining new town community of Centennial, which is
located in Los Angeles County. The partnership of Tejon Ranch, Lewis
Investment Company, Pardee Homes and Standard Pacific Homes, plans to build
an entire, selfÐcontained, sustainable community consisting of about 23,000
homes, along with schools, medical facilities, police and fire stations,
recreational facilities and plenty of commercial and industrial space for
businesses. Centennial is designed to address not just the region's housing
needs, but also local needs ÐÐ from emergency services and health care to
entertainment, recreational opportunities and jobs.
